What Really Matters in a Home Inspection

There are four categories of defects that are vital to every home inspection. These categories include:

MAJOR DEFECTS
Issues such as cracks in the roofing system, trusses, and plywood decking.

FACTORS THAT MAY LEAD TO MAJOR DEFECTS
For example, a missing chimney cricket that causes damage to the roof flashing and chimney

FACTORS THAT MAY PREVENT YOU FROM OBTAINING FINANCING, LEGALLY OCCUPYING OR INSURING THE HOME
Problems such as fuses instead of circuit breakers in the electrical panel (these are considered out of date and dangerous).

SAFETY HAZARDS
For example, exposed live wiring under a kitchen sink near plumbing drains and water that could cause a shock or electrocution hazard
