If you are selling, buying, or own a commercial property, and are in need of inspection services, look no further. Our commercial division, Warren Commercial Inspections, has a highly-trained team that can promptly conduct a complete inspection for you.
Our process begins with a short telephone interview with you, along with some necessary research by our staff. We will then provide you with a complete proposal that includes the scope of our assessment, along with pricing and scheduling availability.
In addition to purchasers, many lenders—including commercial mortgage backed security CMBS investors, portfolio lenders and insurance lenders—request a Property Condition Assessment (PCA) as an integral part of the purchase process. You can trust Warren Commercial Inspections to deliver a properly prepared PCA that will satisfy lenders at the conclusion of the inspection.
Our commercial inspectors have received specialized training and have a thorough understanding of these buildings, their systems and the ASTM E 2018-15, the universally accepted standard for a PCA. And unlike some commercial inspections offered by residential inspection companies who lack this specialized training and knowledge, we do not use a residential software product to create a PCA.
Our Property Condition Assessment will include:
- Estimates on the cost to maintain systems, the remaining life of major systems and the estimated cost to replace any major system that is near the end of its designed life.
- We will evaluate the major mechanical systems, including electrical, plumbing and HVAC. The roof and structural integrity of the property will also be reviewed.
- If your property has additional systems needing evaluation, including elevators, fire safety and sprinklers, building alarms and more, we can accommodate you.
- Our team of consultants can provide an Environmental Site Assessment if you or your lender require it.
We inspect many types of commercial structures including, but not limited to, condominium/apartment buildings, offices, warehouses, retail, medical, research/R&D, churches, and public buildings.
For those clients purchasing multi-unit residential buildings, we have inspectors well-schooled in residential inspections as well. We can inspect any residential structure with 5 or more units.
Our market is typically the smaller commercial property, under 15,000 square feet. This sector of the market is under-served because larger engineering firms often do not want to do them, and often home inspection companies do not deliver a PCA.
