MAINTENANCE INSPECTION

Because there’s never a good time for the water heater to fail.

If you have been in your home for more than two years, it is time for a check-up! Mechanical systems and structural components degrade and deteriorate slowly. It is easy for an untrained eye to overlook the gradual decline in the efficiency and safety of these installed systems and components. Take advantage of our years of experience and let us evaluate the entire home. We will conduct the same survey for you that we would for our buyer’s inspection. You will receive a detailed report that explains the condition of your home which includes recommendations for repairs, improvements and replacements as needed.

WARRANTY INSPECTION

Be prepared for when your home warranty expires.

Most new homes come with a warranty from the builder. In order to utilize this warranty, you need to know the condition of the systems and components of the home and the quality of the builder’s workmanship. If you are the owner of a new home, you need to have the property inspected two to three months before that warranty expires in order to identify any potential problems. This inspection can identify deficiencies or symptoms of premature failure that you could easily overlook. Don’t miss the opportunity to utilize your home warranty to your advantage.

  • Radon Testing

    The US Surgeon General and the EPA recommend that all homes be tested for radon. Radon is a naturally occurring gas that is a byproduct of the decomposition of radioactive minerals in the earth. Health hazards can occur when the gas leaks into your home through the basement walls and floor where it can accumulate until it reaches a harmful level. Our Inspectors are trained in the proper EPA protocols for radon testing and use continuous radon monitors for testing.

  • Pest Inspections

    We will conduct a visual inspection for Wood Destroying Insects, rodents and or the damage they cause. You will be provided with form NPMA 33 which may be required by your lender.

  • Moisture Intrusion

    Damage from moisture is often difficult to detect until it has become a serious problem. Unseen moisture can damage the structure of the home and produce conditions conducive to mold growth.

  • Mold Testing

    Mold spores are present almost everywhere on the planet. All they need is sustained moisture to become an active mold growth. According to the EPA, molds have the potential to cause health problems. Our inspectors are trained in the latest methods of mold sampling and are certified in the Mold HELP program.
